How to obtain an Energy Performance Certificate
Getting an Energy Performance Certificate (EPC) is a legal must-have before you can market or rent out your property, showing guests how energy-efficient it is.
To legally market or rent out your property, you must have a valid Energy Performance Certificate (EPC). The first and most important step is to find an accredited domestic energy assessor in your area and book an assessment. Without an EPC, you cannot legally welcome paying guests.
What is an EPC?
An EPC gives your property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years. It includes recommendations on how to improve your property's energy efficiency, which can help reduce energy bills and appeal to environmentally conscious guests. The certificate must be made available to any prospective tenant before they agree to rent.
How to get your certificate
- Find an accredited assessor: The only way to get a legitimate EPC is through an accredited assessor. You can find one through the official government register for England, Wales, and Northern Ireland, or the separate Scottish register.
- Arrange the assessment: The assessor will visit your property to inspect key items like your heating system, insulation, windows, and lighting. The survey is non-intrusive and usually takes less than an hour.
- Receive your certificate: After the assessment, the assessor will lodge the certificate with the central register and provide you with a copy. You can then use this to legally market your property.
Top Tip: A good EPC rating can be a great marketing tool. Highlighting a good rating (e.g., 'B' or above) in your property listing can attract guests looking for comfortable and eco-friendly stays.
