How to prepare the storage facility for opening
Ensuring your site is clean, functional, and welcoming is the final hurdle before you can start generating revenue and welcoming your first tenants.
Before you welcome your first customer, your facility needs to transition from a dusty building site into a professional, secure business. The most critical step is performing a 'customer-eye' walkthrough to ensure all systems—gate access, software, and lighting—are working perfectly in unison. This final check ensures that the first person through the door has a seamless experience, which is vital for securing early positive reviews.
1. Create a welcoming reception area
Your reception is the face of your business. Even if you plan for most bookings to happen online, customers will often visit the site to check security or buy packing materials. Focus on these essentials:
- Office Furniture: Install a sturdy desk, ergonomic seating for yourself, and comfortable chairs for customers. A professional-looking workspace builds trust.
- Tech Setup: Set up your computer, printer (for contracts or receipts), and card machine. Ensure your Wi-Fi is stable and that any customer-facing screens are positioned clearly.
- Aesthetics: A fresh coat of paint and some simple branding can make a world of difference. Ensure the space is tidy and that any display areas for retail products are neatly organised.
2. Deep clean the units and corridors
Customers expect a clinical, dust-free environment for their valued possessions. Construction or installation dust is common at this stage, so a thorough deep clean is mandatory.
- The Units: Sweep every unit floor. Check for any sharp edges or loose screws from the installation process that could snag a customer's belongings.
- The Corridors: Mop hard floors and ensure all lighting is bright and functional. Replace any flickering bulbs immediately, as dark corridors can feel intimidating to customers.
- External Areas: Sweep the loading bays and ensure the entrance is clear of any debris or leftover packaging from the fit-out. First impressions start at the perimeter fence.
3. The 'Grand Tour' systems test
Nothing kills a customer's confidence faster than a gate that won't open or a software glitch during sign-up. You must test the entire customer journey yourself.
- The Access Test: Use a test code to ensure the gate or main door opens and closes correctly. Check that any individual unit alarms (if applicable) deactivate when the code is entered.
- The Software Sync: Create a 'test customer' in your management software. Ensure that when you 'check them in,' the system correctly triggers their access permissions and generates the expected invoice.
- The Security Check: Confirm that the CCTV covers the key areas and that you can view the footage clearly on your monitor or mobile device. Verify that the footage is being recorded as intended.
4. Final snagging and presentation
Walk the site one last time with a notepad. Look for 'snags'—small issues like a stiff door latch, a missing unit number, or a loose bit of trim. Fixing these now prevents complaints later. Ensure all your fire exit signs are visible and that your welcome packs—including site maps, contact details, and facility rules—are ready to hand over to your very first tenant.
